The first is our advertising package, for this service we will comprehensively market your property to include the very popular Rightmove, arrange viewings and agent support during the sale process. The fees for this package are incremental dependant on the value of your home and detailed in the table below.

We offer a range of lettings services and would urge any potential landlord to contact the local office to find out what services suit your requirements. We have three keys rules when letting a property as detailed below.
1 – Speed of Let – Having a void period can cause huge issues to a landlords yield, insurance and council tax to name just a few. We will always give you a fair and accurate price in line with current market conditions. We also market your property in our very visible High Street location alongside our comprehensive internet marketing to ensure your property is exposed to the market. Once we have established a working relationship with you, if a tenant was to give notice to vacate we would place the property on the market in good time and aim to have a tenant lined up, so once the current tenant vacates you have a short period before the new tenants move in.
2 – Quality Tenants – We make every effort to ensure you have quality tenants moving into your property. We are happy to go above and beyond to give you the confidence to proceed with any let. Firstly we complete comprehensive references to include credit checks, previous landlord checks and employment/income checks. This will give you the knowledge that the tenant will firstly look after your property but also have income to pay the rent. We also complete comprehensive guarantor checks if required. We have additional services to enhance your cover on both tenant find and fully managed, this include legal cover and rental protection. 3 – Price – Being a landlord is a business, we will always ensure you are getting the correct price for the property in the current market and have discussions during any let to ensure your price is in line with the current market prices. We want to ensure you are competitive so your property lets quickly however this does not mean it is undervalued to achieve a quick let.
All services include advertising on Rightmove and Zoopla with floorplan and photographs. We accompany all viewings and screen all potential tenants for your peace of mind - fees are disclosed in the following table -
Tenancy Set up fee of £120 including VAT per tenant for referencing and administration
Guarantor Set up fee of £120 including VAT per guarantor for referencing and administration
Extension fee of £60 including VAT if agreed in advance with both tenant and landlord
Amendment fee £240 including VAT to cover major changes to the tenancy such as a change of tenant (This will only apply if the changes are through the choice of the tenant)
Security Deposit One months rent + £100 (Example if the rent is £500 the Deposit will be £600) A larger deposit might be sought by individual landlords and if this is the case we will ensure this is discussed before viewing a property.
